1. The listing is essentially unlimited—90 days, renew for $1. The fee is $195 for the listing package. Renewal after the initial 3 months is only $1 (one dollar) -- the only obligation is to keep us informed by phone or email of the status of your home sale and to schedule a time for us to retrieve the sign package.    Attractive, professional yard-arm sign, installed by us; with your phone number, FOR SALE BY OWNER, and designer web site logo in green & white (we also replace your phone number with a SOLD sign when appropriate, and we remove the sign around the time of closing.)
4. Twelve color photographs for your web page. (We suggest at least 5 interior and 2 exterior shots.) Pictures may be uploaded by property seller at any time or we will put them in for you. Existing pictures may be replaced with new pictures at no cost. Note: Pictures are imperative. The listings with pictures generate more activity. They can be snapshots or digital. We can scan and upload them for you. (If you e-mail them to us use jpeg and please don’t embed in a Word document.) If you need more than twelve pictures just let us know (no charge).
5. Real estate forms (Purchase Agreement, Seller’s Disclosure, Lead Disclosure) in hard copy and downloadable off the web site (lead brochure downloadable only).
6. Attractive ready-made brochure-Click on Printable Flyer by your listing page.
7. Attractive free-standing custom brochure box—you keep it filled—with web-generated brochures (see #6).
8. Your listing keeps track of its own hits.

16. List on your local Multiple Listing Service for 6 months for an additional $350. Get the exposure of the MLS and Realtor.com as well as the exposure of FsboMichigan. If you sell through the MLS agree to pay buyer’s agent 3%. You can still sell by owner and avoid those costs, or sell through the MLS and pay less than anyone else. Get the best of both worlds!
17. Your listing ends when your property is sold, taken off the market or listed under an exclusive right to sell contract.
