FSBO Michigan Frequently Asked Questions (FAQ)Q. Are the listings on your site also on the MLS? A. Yes and no. Those who choose to purchase our discount MLS packages have their properties listed in the MLS. They can always sell commission free to unrepresented buyers, though. So there is opportunity for shared commission savings. Q. Do you provide Michigan real estate forms? A. We provide Michigan real estate forms to our customers. If you wish to make an offer on a property using our forms, please request them from the property seller. Q. What is the first step in buying a house? A. You need to visit a mortgage lender who will help you determine how much money you can afford to spend on a home. Q. Once I am pre-qualified, how do I get in to see the home? A. Simply call the seller and schedule a time when you can come view the home. Q. Since I am not working with a realtor, is buying a home hard? A. Absolutely not. It is actually much easier. You are cutting out the middle man so you can negotiate directly with the seller on the price, seller paid closing cost, items included, etc. You won’t be wasting your valuable time on waiting for offers and counter offers to be accepted or declined. Since realtors don't know near as much about the homes they are showing as the sellers themselves do, you will get a better picture of what you are considering buying. Q. How can I protect myself against the home being in poor condition? A. You can find home inspectors on our Service Directory that will inspect the home from just a pest and dry rot to a full home inspection. Any inspections that need to be made will normally need to be ordered and paid for by the buyer. Sellers must also disclose what they know about the property on the Seller's Disclosure form. Q. What if the inspection report comes back with repairs that need to be made? A. You can then negotiate with the seller on what they will fix for you prior to closing, or possibly take a lesser price for the home so you can make the repairs yourself. Q. Since I am not working with a realtor, where can I get the proper forms to make an offer? A. Our FsboMichigan clients have access to all necessary real estate forms. Ask the FsboMichigan seller for an Offer To Purchase form. They will also give you filled out disclosure forms if you are interested in making an offer. Q. Who orders the appraisal? A. Your mortgage lender will be the person that orders the appraisal. Q. What if I have a realtor that I am already working with? Can I still work with them if I want to buy a FSBO property? A. Yes you can, but the commission would have to be negotiated with the seller.
