Service Agreement
- FsboMichigan, LLC, is a web-based advertising service for people who are selling their own properties. Our service area is lower Michigan. We are not real estate agents, do not represent either buyer or seller, and aside from our initial fee, receive nothing from either buyer or seller.
- Our one-time fee of $195 includes a 90 day listing on the site, essentially unlimited, as it is renewable for $1.00; use of our professional "For Sale By Owner" yard arm sign, brochure box, both installed, formatted brochure, 12 of your photos, unlimited description space, real estate forms, and more.
- All signs and brochure boxes remain the property of FsboMichigan, LLC. FsboMichigan does not accept responsibility for accidental injury involving signs or their placement.
- Most signs are installed within five days or less.
- We furnish custom printed directional arrow signs, up to two, if you need them and have permission for their placement. Some townships do not allow these signs. Call or email us if you can use this service and meet the condition.
- A FsboMichigan Advertising Package can be used for only one property and is non-transferable.
- Since we incur nearly all our expenses in the first few days of listing, often immediately beginning production of your individualized sign, we cannot offer refunds.
- The property seller is responsible for the accuracy of the listing.
- While we offer some MLS services compatible with our philosophy, if you go with a full service MLS listing, you are no longer eligible to be on the fsbomichigan website, and you must notify us immediately.
- You must notify us of any change in the status of your advertised property, including a pending sale, or if it is sold, so that we can pick up the sign(s) and brochure box before the property changes hands, and we can change your status on the website.
- A fee of up to $75 may be assessed for signs or brochure box not returned, or damaged beyond reasonable wear and tear. If a sign or brochure box is vandalized or stolen, you must notify us immediately.
- Please call Miss Dig (1-800-482-7171) 72 hours before sign installation to prevent damage to underground cables, sprinkler systems, utilities. FsboMichigan assumes no liability for this type of damage. (Utility lines and cables are required to be buried deeper than the 12-inch sign spike, but they can work their way up over time.)
- Property listed on the website may occasionally be advertised in other media. If you do NOT wish this done, please notify us, and your property will be advertised only on the fsbomichigan website.
